This is a sample of a sanitized PCR that HealthLink Development did for a client for the purposes of evaluating a building for necessary deferred maintenance and upgrades during a change in operating companies. This was not part of a purchase acquisition, but rather a change in operator. This was done in an outline format as the recommendations and budget were all that was required. The initial PCR budget predicted an immediate need of $1,038,320 for improvements that were comprised of $298,320 in optional work and $740,000 in immediate needs for deferred maintenance and cosmetic upgrades to maintain or improve market position.

HealthLink acted as project manager/construction manager for this project and utilized local subcontractors for the exterior repairs and painting, interior painting, flooring, and furniture set up. The final budget included the recommendations listed as “immediate” in the PCR survey as well as several other Owner specified upgrades and had a budget limit of $1,000,000. The project was completed $66,585 under budget for a total cost of $933,415.
